The fourth auction to sell Moscow’s Rizhsky railway station did not take place, with no bids submitted for the lot. Vedomosti, citing bidding materials that it said RIA Novosti had studied, reported that not a single bid arrived by the deadline and that the organiser declared the procedure void. The lot was offered at a starting price of 4 billion rubles, with a deposit of 400.9 million rubles, Kommersant reported. Vedomosti put the price step at about 200.5 million rubles. The lot includes the station building, a two-storey non-residential building of comparable size and a land plot. Vedomosti gives the station building as about 4,000 sq m and the plot as almost 14,000 sq m; Kommersant says the object’s total area exceeds 7,700 sq m, the plot is 13.6 thousand sq m and a 502-metre heating pipe is included in the price. RZD said that a long sale process for large properties is ordinary market practice, and that potential buyers continue to study the asset and interest in it remains, according to Vedomosti. Kommersant reported RZD’s assessment that the circle of buyers for an asset of this scale is small and that a purchase decision takes time, so the lack of bids is not only a matter of the terms of this particular auction: a potential investor needs a project that justifies the outlay on a large object with limited options for use. Kommersant reported that the station was built in 1897–1901 to a design by the St Petersburg architect Stanislav Brzhozovsky in the neo-Russian style, and that it was designated a cultural heritage site of regional significance in 2021. According to an expert cited by the outlet, the complex’s appeal could grow if the freight yard and station grounds were built up with residential and commercial property, making the station the centre of a new public zone, but the building would most likely have to be preserved in its current volume, with only a small addition of space allowed for adapting it to a new function.
