GS Engineering & Construction opened the show unit for Yeonje Gallery Xi (연제갤러리자이) at 1123-1 Yeonsan-dong, Yeonje-gu, Busan, on October 8 and began sales, Yonhap reported. The Chosun Ilbo had reported on October 6 that the show unit would open on the 8th, and Kyunghyang Shinmun had said on October 4 that it would open this month. [ 1 , 2 , 3 ]
The complex will have four basement levels, up to 43 floors above ground and three buildings with 499 homes. Every home has 84 square metres of exclusive floor area, split into 112 type A, 114 type B, 39 type C and 234 type D units. [ 1 , 2 , 3 , 4 ]
Applications through the Korea Real Estate Board's Cheongyak Home (청약홈) system open with special supply on the 19th, followed by first-priority applications on the 20th and second-priority applications on the 21st. Residents of Busan, Ulsan and South Gyeongsang aged 19 or over who have held a subscription account for at least six months qualify for first priority. Homes can be resold six months after the date winners are selected. [ 3 , 4 ]
The complex is being built on the former site of the Xi Gallery, which the Korea Economic Daily said had introduced Xi complexes and housing trends to Busan. It is the first complex in Busan to carry the Xi brand since the brand was renewed for the first time in 22 years, Kyunghyang Shinmun and the Korea Economic Daily reported. [ 1 , 4 ]
The site is near Yeonsan station, a transfer point between Busan Metro Lines 1 and 3; Gyodae station on Line 1 and the Donghae Line; and Geoje station on Line 3 and the Donghae Line. It is close to Jungang-daero, Geoje-daero and Worldcup-daero. Nearby shops include Emart Traders Yeonsan, Emart Yeonje, Lotte Department Store Dongnae and Homeplus Asiad, and Yeonje Elementary, Isabel Middle and High and Dongnae High schools are close by. [ 1 , 3 , 4 ]
GS E&C said the homes are mostly south-facing, with four-bay flat-type, tower-type and view-oriented dining layouts, and more storage such as pantries and dressing rooms. Planned community facilities include a fitness club, a golf practice range and a Kyobo Book Centre book lounge, which the Korea Economic Daily said would be the first at a Xi complex in Busan. That paper also reported a small library and a high-floor 'Club Cloud' with a guesthouse with a jacuzzi and a sound chamber. [ 1 , 3 , 4 ]
Why it matters
The complex is the first in Busan to carry GS E&C's Xi apartment brand after it was renewed for the first time in 22 years, according to Kyunghyang Shinmun and the Korea Economic Daily. First-priority eligibility covers adult residents of Busan, Ulsan and South Gyeongsang, so the sale is aimed at buyers in that region.
