BS Hanyang said on October 6 that it has begun selling “Yeonsan Station Sujain Centrio”, a residential complex in Yeonsan-dong, Yeonje-gu, Busan, supplied through the Sambo Apartment street-housing maintenance project. The complex consists of five buildings running from two basement levels to 36 above-ground floors, with 335 households in total, of which 139 with exclusive areas of 59, 74 and 84 square metres are for general sale. A third outlet reported the same general-sale figure of 139 units. [ 1 , 2 , 3 ]
The general-sale units break down, according to one outlet, into 44 households of the 59-square-metre A type, 18 of the 59-square-metre B type, 56 of 74 square metres and 21 of the 84-square-metre B type. The complex is designated for Busan’s “I Mom Busan Plan” special supply, aimed at newlyweds married within seven years or households with two or more minor children; households that sign a contract after winning the special supply receive a 5% discount on the sale price. [ 1 , 2 ]
Both reports highlight the location: the site is within walking distance of Yeonsan Station, a transfer point for subway lines 1 and 3, and of Gyodae Station on line 1 and the Donghae line, described as a double station area. The Dongnae interchange of the Mandeok Centum expressway is nearby, and the reports mention the planned Yeonsan 2nd Centum line, included in the city’s second urban rail network plan and under review, and the planned Hwangnyeong 3rd tunnel as expected transport improvements. [ 1 , 2 ]
Yeonseo Elementary School sits directly in front of the complex, and Pusan National University of Education’s attached elementary school, Isabel Middle and High School and the Sajik-dong academy district are described as reachable within about ten minutes on foot. Oncheon Stream is within walking distance, and a six-metre-wide car-free pedestrian road is to be built in front of the complex. Administrative and office facilities including Busan City Hall, the Busan Metropolitan Police Agency, the Busan District Court and Prosecutors’ Office, the Dongnae tax office, the Financial Supervisory Service and the National Pension Service are clustered nearby, along with Yeonsan Sports Park, Sajik Stadium, E-mart, Busan Medical Center and Bongsaeng Hospital. [ 1 , 2 ]
Community facilities planned inside the complex include a daycare centre, a shared child-care facility, a “mom’s station”, a water playground, a small library, a fitness centre, an indoor golf practice range and a GX room. The housing exhibition hall is being prepared on Jungang-daero in Yeonje-gu and is due to open this month. A sales official said the complex combines double station access, an elementary school in front and living infrastructure near Busan’s administrative centre, and that apartments built on scarce flat land in Busan would suit stable owner-occupier demand and hold value. Why it matters
The launch adds a sizeable branded supply in a central Busan district served by two subway lines, in a city where flat building sites are described as scarce. Its link to a municipal housing-support policy ties the sale to Busan’s efforts to encourage marriage and childbearing. The documents give no sales prices, so the affordability impact cannot be assessed from them.

Still unclear
- Whether BS Hanyang is the developer or the builder of the project. One document says BS Hanyang is proceeding with the sale, while the other describes it as the construction company (시공사); the documents do not settle the role.
- Sale prices, the sales schedule and the exact opening date of the exhibition hall. The documents give only “this month” for the exhibition hall and state no prices or dates.
- The status of the planned Yeonsan 2nd Centum line and Hwangnyeong 3rd tunnel. Both are described as under review or planned, not as approved or funded projects.
- Details of the general-sale unit mix. The type-by-type breakdown (59㎡ A 44, 59㎡ B 18, 74㎡ 56, 84㎡ B 21 households) appears in only one document.
- The contents of the third document’s report on the sale. Its article text concerns an unrelated Supreme Court hearing; only its headline addresses the housing supply, so it supports the general-sale unit count alone.
