Seoul's city government said on 22 October that a redevelopment plan for the area around Miasageori Station on subway Line 4 in Gangbuk District passed review. Newsis reported that the 12th meeting of the Urban Planning Committee's subcommittee approved, with partial amendments, the housing-redevelopment plan decision, the redevelopment zone designation and the landscape review for the Mia-dong 75 area on the previous day. The plan provides for buildings up to 45 floors and 1,577 homes, 312 of them public housing. [ 1 , 2 , 3 ]
The site is close to the station but still has low-rise housing from the 1960s, according to Newsis. Seoul Economic Daily and Maeil Business described it as an area that needs better housing conditions. It was chosen as a candidate site for Sinsok Tonghap Gihoek (신속통합기획) in February last year, and the city prepared guidelines in March this year and drew up the plan reflecting them. [ 1 , 2 , 3 ]
All three outlets said this is the first housing-redevelopment zone in Gangbuk to be upgraded to a semi-residential zone. Newsis said existing Type 2 general residential land, including areas managed at seven floors or lower, changes to Type 3 general residential and semi-residential zones, and explained that semi-residential zones allow housing together with commercial and office uses. Applying a project-viability correction coefficient of 1.8 under the 2030 urban and residential environment improvement master plan raises the allowed floor area ratio from 210% to 246%, and the planned ratio is set at 346%. Newsis said the coefficient is Seoul's average official land price divided by the site's average and can be applied up to 2.0. [ 1 , 2 , 3 ]
The plan also reflects 15 generational-separation homes, an item added to the allowed floor-area incentives in April this year. Newsis and Maeil Business said such homes let parents and children live in one home while using separate entrances, kitchens and living rooms, and allow mutual care such as looking after parents and children. Under the layout, the 45-floor residential buildings face the station side and mid- and low-rise buildings face Songjung Elementary School, with terraced housing using the terrain's height difference. An open park is planned near the station and the bus stop. On Opaksan-ro 30-gil to the south, a 10 m-wide strip set back from the road is planned as public green space, and a park linked to the school is planned along Ohyeon-ro between the school and Bukseoul Dream Forest. Newsis added that Ohyeon-ro to the north would be widened from 20.5 m to 23.5 m and Opaksan-ro to the east from 15 m to 19.5 m. [ 1 , 3 ]
Seoul Economic Daily also reported that a separate subcommittee approved, with amendments, a redevelopment plan for Sanggye Hanshin 1 and 2 apartments in Nowon District, with up to 35 floors in 13 buildings and 1,140 homes. [ 2 ]
Why it matters
The plan would add 1,577 homes, 312 of them public housing, near a Line 4 subway station, replacing an area of 1960s low-rise housing. The documents are business-outlet reports of the city's announcement and give no construction schedule.
